Yes. We build from designs our clients own, and we can coordinate revisions where the drawings need to be adapted to your actual site conditions or to the current Florida Building Code. If you do not have a designer, we can coordinate that stage as well.
Almost always waterproofing. Tile and grout are not water barriers, so if the membrane behind them is missing, discontinuous at the drain or not sealed at the corners, water reaches the framing and the failure shows up a year or two later as a stain on the ceiling below.
Yes. Screen enclosures are permitted and inspected here because they are engineered for wind uplift and anchored to footings. An unpermitted enclosure is a real problem at sale, and more importantly it is the structure most likely to fail in a storm.
